This checklist provides renters and homeowners with a listing of maintenance items to check throughout the year.

Living in POJHA Housing: Occupancy & Relocation Policies

When you move into a POJHA home, we ask you to follow a few straightforward rules to keep our community safe and peaceful for everyone.

Occupancy Rules

We assign home sizes based on the number of people in your family to prevent overcrowding. For example, a one-bedroom home holds one to three people, while a three-bedroom home holds three to six people. Living rooms cannot serve as bedrooms.

As a resident, you must:

  • Use the home as your primary residence.
  • Set up and pay for your own utilities (water, electricity, propane). If your utilities are shut off for more than five days, you may lose your housing agreement.
  • Limit guest stays to no more than 14 days within a six-month period.

Keeping the Peace

We want all residents to enjoy their homes. We maintain a zero-tolerance policy for criminal activity, including drug-related offenses, on or off the property. Actions that disturb your neighbors' peace or threaten community safety can lead to eviction.

Relocation Support

Sometimes, we need to temporarily move families to perform major repairs. If this happens, we take every step to minimize the disruption. We reimburse you for reasonable out-of-pocket expenses during temporary relocations and follow federal guidelines to ensure you are treated fairly. If you disagree with a relocation decision, you have the right to file a written appeal.
